Residential

The world of residential real estate has changed tremendously in the last five years. There have been failed developments, foreclosures, short sales and many traps for the unwary buyer. Routine real estate closings that used to take an hour on average now take two hours, … if everything goes smoothly. Many times they do not. Lenders and title companies have changed the way they do things, partly because of increasing regulations, and partly because of the caution that has grown out of the mortgage crises that dominated the headlines of the last five years.

Drendel & Jansons Law Group continues to handle residential real estate for buyers and sellers. We have never been a volume real estate firm. We do not cut corners. We make sure that things are handled properly. This is more important now than in the past. Lenders, title companies, everyone is under more scrutiny, regulations are tighter and there are more issues to be aware of. Failed developers have left land mines in their wake, with hidden costs and liabilities. This is not a time to be lax in the process of buying or selling real estate.

For most people, their home is the most valuable thing that they own. We understand that.

Commercial

Drendel & Jansons Law Group has represented many people and entities in purchasing commercial real estate, including builders, developers, banks, cities and villages, schools, churches, business people buying a new location for their businesses and investors buying rental property. We prepare and negotiate contracts, guide buyers through the due diligence and handle the transaction from offer to closing.

We have extensive experience with land use, development and zoning. Our experience representing municipalities since 1967 gives us unique, inside knowledge and understanding of the process of annexation, zoning map amendments, special uses, variances and Planned Unit Developments, tax increment financing (TIF) redevelopment agreements, sales tax rebate agreements and other things. We understand the governmental processes and what is needed to make property able to be developed.

Landlord/Tenant

We also have experience with commercial leases, negotiating them, drafting them and handling forcible entry and detainer actions (evictions).
